Determines jurisdiction, code edition, wind speed, flood zone, and zoning overlay.

Must be exact — used to pull zoning, flood zone, and jurisdiction-specific codes.

Many jurisdictions enforce county-level code amendments. Critical for accurate references.

Found on the survey or county property appraiser site.

Project Classification

Occupancy classification drives 70% of the code analysis — accuracy here directly impacts report quality.

What is the space being used for NOW (or last used for)?

What will the space be used for AFTER the project?

SECTION 04

Building & Space Details

Determines structural triggers, slab capacity, sprinkler requirements, and energy code applicability.

Used for occupant load calculations. Approximate is fine — list each area and its approximate SF.

Pre-1990 triggers asbestos survey. Pre-2002 may have older sprinkler systems.

SECTION 05

Applicable Codes & Standards

Check all codes that apply or may be enforced by the AHJ. Leave unchecked if unsure — we'll verify based on your jurisdiction.

Note any known local amendments, AHJ-specific requirements, or state-adopted variations you are aware of.

Scope of Work

Check all that apply. Determines which code sections, engineering disciplines, and separate permits are triggered.

SECTION 07

Existing Building Systems

Knowing what's already in place determines upgrade requirements vs. new installations.

Type, capacity (tonnage), approximate age. Found on the unit nameplate or landlord records.

Panel amperage and voltage. Check the main breaker or ask the landlord / electrician.

SECTION 08

Constraints & Timeline

HOA rules, shopping center covenants, lease restrictions — anything that could affect the design or permitting scope.

Available Documents

Attach anything you have — existing drawings, surveys, equipment schedules, photos. More documentation = more accurate report.
